
The Site measures approximately 22.47 hectares (ha) and is bounded to the north and east by Penny Pot Lane, and to the west by Oaker Bank (B6161).
To the north, the Site is adjacent to a recently constructed residential development, delivered by Persimmon Homes, which forms part of a wider housing allocation (H50). Hildebrand Barracks which is home to the Army Foundation College is located immediately to the north west along Penny Pot Lane and Oaker Bank. To the north east, Oakdale Golf Club extends northeastwards and provides a green wedge into the more central parts of Harrogate. To the east, the Harrogate Conservation Area stretches towards the town centre, bordered by a designated Special Landscape Area (Policy NE4). This landscape designation extends from Oakdale Golf
Club in the north, continuing southwards past the Site. Beyond this, residential development becomes more prominent as it transitions into the urban fabric of Harrogate.
The Site is enclosed to the south by an unnamed woodland forming a natural boundary. Cardale Woodland and Birk Crag Local Nature Reserve (LNR) lie approximately 200m to the south, beyond this woodland lies a mix of agricultural land and scattered built development. The south west remains largely rural, with occasional dispersed settlements including the village of Beckwithshaw, located just beyond Cardale Woodland. To the south east, RHS Garden Harlow Carr and associated built structures; such as several larger warehouses, precede further residential areas extending towards the southern part of Harrogate.
